On the south side of the High Tech Campus in Eindhoven, a new highlight has recently appeared: the impressive office building “Lucis One”. With a height of 45 metres and eleven storeys, this high-end multi-tenant building offers bespoke solutions, including space for electrical engineering laboratories.
vb&t Projectmanagement has proudly provided full project and cost management for both the development and realisation phases of this special project. From the initial planning phase in December 2021, through the challenging development phase, to the realisation phase, vb&t Projectmanagement has ensured, among other things, a tight schedule and efficient cost management. After applying for the environmental permit in 2022 and completing the pricing in Q4 2022, construction commenced in Q2 2023. The final completion of this impressive project is scheduled for October 2024, a milestone we are working towards together!
The sustainable smart office of approximately 12,600 m2 GFA features the latest smart technologies, an A+++ energy label, and is WELL and BREEAM-enabled. It offers an optimal working environment with abundant natural light, generous views, calming acoustics, and a social area with a rooftop garden on the fourth floor. Flexibly divisible floors allow for personalised fit-outs. Each floor is suitable for single or multi-tenant letting, with a shared entrance, meeting rooms and foyer leading onto the roof terrace.
For this project, we won't settle for standard procedures. In addition to regular cost management, project management (together with Rob van Heeswijk), and supervision during construction, we have implemented additional measures to elevate quality and safety. Monthly, rotating pairs comprising the client, consultants, and builders will conduct an extra inspection. This approach ensures maximum focus and involvement from all parties, guaranteeing that every detail is meticulously managed. From the planning stage right through to aftercare – we maintain high standards!
The building complements the atmosphere of the campus and the natural surroundings, with high-end facilities on The Strip. Sports facilities, catering, and events are accessible within a few minutes“ walk. The building is not only a sustainable example of campus expansion, but also a striking landmark – it is now the first office building that catches the eye from the A2/N2/A67 motorway. Furthermore, ”Lucis One" is among the tallest buildings on campus.
